Gateshead sits on higher ground than the Tyne itself in several spots. Sheriff Hill and parts of Wrekenton are noticeably more exposed to wind and rain than the streets down near the river. That matters for window and door performance: a frame with a weak seal or worn weatherstripping shows its age fastest on an exposed elevation, letting in draughts and, eventually, water. A-rated UPVC with a properly fitted multi-point locking system copes with that exposure far better than ageing timber, and it's one of the reasons full replacement tends to make more sense than patch repairs on the higher, more exposed parts of the borough.
Ofgem's price cap rose to £1,723 a year for a typical dual-fuel household from 1 October 2026, so draughty frames and failed sealed units cost more to live with this winter.
Gateshead Council's schemes started in Bensham, Birtley, Chopwell and High Fell in June 2025, then extended to Felling, Swalwell and Shipcote in October 2025, and they run until 2030. Failed locks, broken glazing and doors that won't secure properly are exactly the kind of thing worth fixing before an inspection.
The government's Warm Homes Plan (January 2026) confirmed the new minimum for privately rented homes, with landlords expected to spend up to £10,000 per property to reach it. Replacing old glazing is one of the upgrades worth talking through at survey.
